  • Verify employment, income, and rental/mortgage history.

  • Explain and sign legal lease contracts and property disclosure documents with tenants.

  • Troubleshoot maintenance issues with tenants prior to issuing work orders to avoid unnecessary costs.

  • Document repairs with before-and-after photos and images of receipts / invoices which you can access online.

  • Perform any necessary repairs, ongoing maintenance, and cleaning in between tenants. 

  • Conduct at least two detailed property inspections per lease and create inspection reports with room-by-room photos, descriptions, and recommendations to address any issues.

 

Financial Services & Technology Solutions

  • Our online rent collection service debits resident bank, credit, and debit accounts and deposits funds to your bank electronically.

  • We prepare tax reports including 1099’s and end-of-year summaries.   

  • Our leading-edge technology provides online access to owner statements and real-time property financials, inspections, maintenance, and a suite of on-demand reports.

  • We collect security deposits into escrowed trust accounts, evaluate normal wear and tear vs. damage based on inspection reports, withhold security deposits for any damages, provide tenants with detailed explanations of any withholdings, and disburse the remainder of security deposits to tenants.

 

Professional Representation

  • Manage all inbound communication from tenants (e.g., maintenance requests, lease questions, utility/municipal questions, etc.).

  • Manage all outbound communications to residents (e.g., schedule repairs, schedule showings with current/next tenants, send reminders to change air filters, disconnect water hoses during weather, etc.). 

  • Negotiate and handle all aspects of lease renewals, lease amendments, and lease terminations at no cost. 

  • Manage any situation where conflict resolution is required or a lease may have been violated.

Fees

  • There are no “out of pocket” or up-front costs. All fees are deducted from the monthly collected rent once your property is rented.
